Mapletree Pan Asia Commercial Trust (“MPACT”) is a real estate investment trust (“REIT”) positioned to be the proxy to key gateway markets of Asia. Listed on the Singapore Exchange Securities Limited (“SGX-ST”), it made its public market debut as Mapletree Commercial Trust on 27 April 2011 and was renamed MPACT on 3 August 2022 following the merger with Mapletree North Asia Commercial Trust.

Will it be the case of Buying on rumours! Pls dyodd .  Yesterday,  it caught my attention as the price has managed to rise up 9 cents to close at 2.48 and later on in the afternoon trading of share was halted! I think is purely run up due to the rumours that they are in advance talk with some party fir the sales of Optus.  The company also made the announcement that "there isno impending deal ti offload at the said sum" .

Cautious mode! Pls dyodd. 

SingTel  - Suddenly She chiong Up! Looks like something is brewing! Up 9 cents at 2.48, awesome! 

Very high volume spotted! Likely to rise above 2.50 soon! 




 SingTel  - She may need to rise up to reclaim 2.45 in order to continue this uptrend direction! Estimating Final dividend of 6 cents , together with interim dividend of 5.2 cents, total yearly dividend of 11.2 cents , Yield is about 4.68% at 2.39.



Short term wise,  A nice breakout of 2.48 smoothly may likely see her rising up to cover the Gap at 2.61.

KKR will commit up to S$1.1 billion for a 20 per cent stake in Singtel’s regional data centre business.
On Monday (Sep 18), a fund managed by KKR, Stellar Asia Holdings II, entered into an agreement with Singtel for the investment in ST Dynamo Investment, the holding company for Singtel’s regional data centre (RDC) business.
This investment puts the enterprise value of Singtel’s overall RDC business at S$5.5 billion. KKR will, however, have the option to increase its stake to 25 per cent by 2027 at the pre-agreed valuation......

This method of operation is to buy into STI ETF whenever it is in an oversold condition

 and to 
sell off and take profits whenever it is in an overbought condition. 

For example, one may use the  indicator such as the Relative Strength Index (RSI) to gauge when it is overbought ( above 70 ) or oversold condition( below 30).


One may plan to buy and selling of units in several batches whenever in oversold or overbought conditions in order to get the best average price.



For example you may plan to buy in at different interval or whenever the Oversold situation happen .


In any one year, there will be three to four such window opportunities of overbought or oversold conditions to operate by buying or selling units of the ETF. At the same time, we can also kept some units always to receive dividend income and for their long term growth in price appreciation.

With discipline and patience , one should be able to get good average returns per year in excess of certain % by this one simple strategy of investing in one single ETF .I think This simple one strategy is safe and allow one to sleep soundly at night without worry of negative news affecting individual stocks in one's portfolio which could crash the share price of the particular stock the next day. This is because even if one or two of the component stocks in STI ETF of blue chips should collapse in share prices, there will be 28 others to diversify away the risk of the entire portfolio collapsing at anytime.


As for younger folks who just started out working and does not have enough cashflows and savings , one may start to spread out the different batch of buying or applying the Dollar-cost-averaging method by investing $1000 at 6-8 different batches that would be able to achieve  lower average costs per unit.

At 78.7 cents yield is more than 5.8% looks like quite a good yield level to consider.

Chart wise, she may rise up to test 83 than 85 to 87. 

  NikkoAM-STC Asia ETF Reit - I think great price is back! Having this counter is like owning most if tge famous Index reit like CLaR, CICT, MIT, MLT, MPACT,  KDC, Suntec,  Link (HK) . At 81cents yield is a whopping 6.1 percent,  do take note!

NikkoAM-STC Asia REIT ETF (CFA.SI) - She is yielding 6.49% at 0.801, Quarterly dividend, I think is a good yield level to take note! 





It covers most of the index reit like CapitaLand Integrated Commercial Trust,  CapitaLand Ascendas REIT,  Mapletree Ind Tr,  Mapletree Logistics Trust,  Frasers L&C Tr etc.

Chart wise, it has managed to bounce-off from the low of 73.6 cents and closed well at 0.802, looks rather bullish!

If this bullish momentum continue we may likely see her rising up further towards 90 cents and above.

Venture  - Looks like she may rise up to retest 14.42 again! A nice breakout smoothly would likely see her testing 15 to 15.23. Do take note! 




 Venture Corporation  - 4th quarter results is out! Gross Revenue is up 4.3 percent to 736.6m, Net profit is up 5.3 percent to 66.7m. FY total Revenue is down 21.7 percent to 3025m and Net profit is down 26.9 percent to 270m. Free cash flow is positive +100 percent to 439m. 


Net cash position of 1056m, zero debt. 




At 14.10, yield is about 5.32%.

Proposed Final dividend of 50 cents same as last year.

Their annual dividend of about 6.12 cents ( interim + final) is sustainable as it is able to grow their revenue from their businesses even during inflation.  Their outlet mainly located near the neighborhood housing development board flats where 80% of local are staying/owning. 



Their expansion plan is to add new stores in new hdb flats development area. They also venture out into China. 





At 1.53, yield is about 4% of which I think is quite a good yield level for selling essential household products.




Their track records for past 10 years has been rather positive as it is able to increase the dividend payout from 4 cents to 6.1 cents. 

She is trading near the strong support at 1.52.
